For homeowners, remote owners and property managers
This standalone service is available to residential homeowners, Airbnb and Vrbo owners, property management companies, out-of-state owners, real estate investors, and owners of seasonal or second homes. It can be requested independently of a vacation rental or annual inspection program.
Visual inspection of accessible areas
- Roof covering, with drone-assisted observations when appropriate, permitted and safely feasible
- Missing, displaced or damaged shingles and other roof coverings
- Accessible attic areas for signs of water intrusion
- Visible structural components and apparent damage
- Exterior walls, soffits, fascia and siding
- Windows, exterior doors and garage doors
- Visible electrical components, only when safe
- Plumbing components and indications of storm-related leaks
- HVAC equipment, including exterior components
- Interior ceilings, walls and floors
- Water intrusion and visible moisture-related conditions
- Site drainage, standing water and storm debris affecting accessible areas
- Fences and other accessible exterior features when included in the inspection agreement
A professional photographic report
Receive a detailed photographic inspection report, a summary of observed storm-related deficiencies, documentation of apparent water intrusion, identification of components requiring further professional evaluation, and prioritized recommendations. Digital HTML or PDF access is provided when supported by the existing reporting system. The report documents observed conditions at the time of inspection; it does not identify every hidden condition.
Don’t Wait Until a Small Problem Becomes a Major Expense.
Owners living outside Florida or away from a seasonal home may not be physically present after a hurricane. When conditions are safe and access is authorized, Golden Key can provide independent, on-site observations and photographic documentation. This may give remote owners earlier awareness of apparent storm-related concerns and useful information for decisions about further evaluation and repairs. An inspection cannot promise to discover every hidden defect or prevent future expenses.
Post-Hurricane Inspections for Vacation Rental Managers
Management companies can request coordinated inspections across multiple properties after a major storm. We discuss multi-property scheduling and geographic coordination, provide individual photographic reports for each property, and organize findings for management teams. Safe access and clear professional limits
We do not enter flooded, unstable, electrically hazardous or otherwise unsafe areas. Visits depend on safe access, weather conditions, inspector availability, owner authorization and the agreed scope. This visual inspection is not insurance claim adjusting, engineering or structural safety certification, wind mitigation, mold assessment, disaster remediation, a contractor repair estimate, or a guarantee of insurance coverage or claim approval. It does not determine whether a building is safe to occupy. Findings intended for an insurance claim must be evaluated by the appropriate insurance professionals.
